How to register — step by step

3. Enter your name, date of birth, ID proof details and address exactly as on your ID.
4. Enter a mobile number and email address you can access right now.
5. Choose a username and password, and set the security question.
6. Enter the OTPs sent to your mobile and email to verify both.
7. Activate the account and log in.
Getting the details right the first time
Two things cause most registration failures. The first is a mismatch between the name on the form and the name on the ID proof — enter it character for character, including the position of initials, exactly as printed. The second is using a mobile number or email you cannot access immediately, since both are verified by OTP during the same session; an old number means the registration cannot complete.
Use a mobile number you intend to keep, because it becomes your route back into the account if you forget the password, and it is where application updates arrive. If your number later changes, update it in the profile while you still have access rather than after you lose it.
Search results for TNREGINET are crowded with lookalike private sites that copy the layout and charge fees for free services. The official address is tnreginet.gov.in. Before entering personal details or paying anything, check the address bar. The government portal will never ask you to pay an agent fee for creating an account — registration is free.
Login problems and how to solve them
- OTP not arriving. Check network and spam folder, wait for the resend timer, and confirm the number was typed correctly. Portal SMS can be slow at peak hours.

What TNREGINET does not do
This confuses a great many people, so it is worth stating plainly. TNREGINET belongs to the Registration Department, which records transactions in documents. Patta and chitta belong to the Revenue Department, which records who holds the land, and they live on a different portal entirely. So you cannot download a patta from TNREGINET, and you cannot obtain an encumbrance certificate from the land records site.
In practice you will use both. TNREGINET gives you the encumbrance certificate, guideline value and registration services. The Revenue Department portal gives you patta, chitta, A-register and FMB.
