How Tamil Nadu stamp duty and registration are calculated

When you buy property in Tamil Nadu, you pay two government charges to register it in your name: stamp duty and a registration fee. Together they add about 11% to the cost of the property, so they are a major part of your buying budget. The calculator above gives both from the property value.

Which value is used?

Stamp duty is charged on the higher of the actual sale price or the government guideline value (also called guidance value). If you buy a flat for ₹50 lakh but the guideline value is ₹55 lakh, both charges are calculated on ₹55 lakh. Always check the guideline value for the survey number on the TNREGINET portal before budgeting.

A worked example

For a property valued at ₹50,00,000: stamp duty = 7% = ₹3,50,000; registration = 4% = ₹2,00,000; total ₹5,50,000.

Concessions and what to know

  • From 1 April 2025, women buyers get a 1% relaxation on registration for property valued below ₹10 lakh (3% instead of 4%).
  • Different rates apply to other deeds — gift, partition, mortgage, lease and power of attorney each have their own stamp duty.
  • Pay online via TNREGINET e-stamping, or through authorised banks and franking centres.
  • These charges are over and above the property price and are not part of a home loan in most cases — keep cash ready.
